Summary:

In January 2021, the first of several planned ‘2-minute’ online surveys was offered to Prestonwood Forest residents through the January e-newsletter, - to communicate their satisfaction with general service areas.

The goal of this ‘high-level’ survey was to identify and prioritize areas needing improvement and to establish a baseline to measure improvement in future resident satisfaction surveys.

Regarding the “0-10” rating questions, it is typically accepted that at least 70% of the responses need to be rated “6 or higher” to be considered a ‘passing grade’ with customer satisfaction. Please see the charts below for response distribution. While all areas can be improved, two of the three areas were below the 70% minimum for residents rating satisfaction as 6 or higher:

  • Monthly Homeowner Meetings: 47.1% rated satisfaction as 6 and higher.
  • PFMA Protecting and Enhancing Property Values: 52.9% rated satisfaction as 6 and higher.
  • Web/e-Newsletter Online Communication: 92.9% rated satisfaction as 6 and higher.

Recommendation: Offer residents ‘2-minute’ survey opportunities that focus on attributes within each of the above to identify the specific services/features to improve.The recommended order is to begin with the lowest rating area.

The most frequent response to the open text question “What CHANGES could we make - to make Prestonwood Forest YOUR IDEAL Neighborhood Community?” was to “enforce deed restrictions”. Residents’ responses are included below for Board review and response.

Comment: It appears that with a few exceptions, most all of the ‘changes the HOA could make’ are within the current scope of Board responsibilities. Also, the Board might consider how to communicate actions it is taking - without violating any confidentiality requirements - to report on progress, delays, etc.

Finally, several residents requested Board follow-up to their surveys and their contact information was forwarded to the Management Company, after the survey was closed. All other survey returns are treated as anonymous.

In response to the question on the primary reason(s) residents LIKE MOST about living in Prestonwood Forest, our residents most frequently selected “The Appeal of a Mature Neighborhood…” (76%) , followed by “Proximity to Shopping and Restaurants” (63%). The remaining resident preferences are detailed in the chart below: (3) grouping in the high 47 to 49% range, (5) in the 31% to 35% range and the least frequently selected reason was the ‘neighborhood clubs and organizations’ at 4%.

Better restrictions. Parking big semi trucks at a residence should not be allowed . Cars that have not been moved in over a year is ridiculous .

America is in danger from a dysfunctional, delusional and anti Constitution voter base of we the people. Politics has become violent, yet almost 2 months after the 2020 election there remain political signage and flags scattered about Prestonwood Forest. This is leading to a dangerous fog clouding our very fine neighborhood. All of these displays are in violation of Deed Restrictions, yet they remain posted and/or flying. The next month has the appearance of ushering in a period of violence in our streets not seen since the civil war. When that kicks off our neighborhood will be one of the many ground zero's across this once great Nation. Since America has gone through a transition to a Banana Republic, maybe we should enforce or revise our Deed Restrictions to ban any political displays. This might save some lives.

I've lived in many neighborhoods and Prestonwood is by far the best neighborhood I've ever lived in, I love the diversity and I wish we had more entertainment. Like night out to meet our neighbors, I do know most of my neighbors on my street, but would love to meet all the neighbors, also a new phone book with everyone's number, just in case an emergency occurs.

Stop advertising the nite of lights. The traffic, noise, and trash this year was worse than last year. It's getting to be a major pain in the neck. We couldn't even walk our dogs or go to grocery store in evening without difficulty. Bring back recycling. It was unacceptable to take it away last year. Do better at stopping cars from speeding down Prestonwood forest drive. Many families, kids, dogs are walking around and people are driving recklessly and over 20 a portion of the time. It's only a matter of time until someone gets hit. Can we make this a gated community? I realize it would be expensive but could be worth the cost to keep out the unwanted drivers and crime. We owe it to ourselves to do a study to determine the associated costs and requirements. If we became gated community then we wouldn't have to have the nite of lites anymore, which would be a major win for all. I don't mean to sound negative but December is the least favorable month for this neighborhood.

more transparency in financial reporting to eliminate opportunistic griping from the membership......such as: converting all revenue and expenses to per/house metrics, you can still show the ever-loved pie chart of expenses.....Just convert the metrics to a per home and balance out the income to expense (don't show clubhouse revenue separately in this metric, net it out with expenses)

Try to get CFISD to get the trees trimmed up around Hancock elem. Those that border Prestonwood forest drive on the other side of their fence are way overgrown.

Improve the efficiency of the management company for one, or even change companies. I believe there is a lot of improvement that could be made to neighborhood other then the pools for the swim team like put more money towards security. HOA meetings need to be back at the club house and not video conference. Too easy for board and management company to opt out of having a good meeting and including the actual home owners.
